When a title search is performed, the intent is to make sure the home's title is clear, but also to find mistakes that could have been made in those public records. One example would be a person's name being spelled incorrectly or "mis-indexed" in the land records so that a lien was not located as part of the title search. A lien such as this that is found later could create an issue that has to be resolved before selling.
